We count only sales the Assessor validates as arm's-length (its "good sale" category plus sales involving an out-of-state address, which it tracks separately but which are ordinary market sales), and we exclude transfers between related parties, sales under duress, bundles of five or more parcels, and anything under $20,000. Recording lags the sale by weeks, so a week is reported once it is at least two weeks old. Figures as of Aug. 31, 2026.
